As-built plans can be used for planning purposes or take it a step further and submit the full project plans to the city for permits, which then allow the contractors to start work on your project. We have connections with several local engineers and architects we work along side with to complete the project planning stages. We also assist with the permit process if you are wanting to submit the drawings yourself without hiring an architect.
What are as-built drawings and why are they necessary?
As-built drawings are a revised set of drawings documents that allow a compare and contrast between the existing building and surrounding area versus final specifications and new design. They include dimensions of the existing building as well as the existing property site plan and location of the house in reference to the property.
Final as-built drawings include all changes made throughout the construction project.
Many county agencies require a set of as-builts in order to issue building permits.
How long does it take to complete an as-built drawing set?
It can take anywhere from 20 hours up to 40 hours for the base drawings to be completed depending on the complexity of the project and the square footage of the house.
What information is needed for an as-built? The first step is us taking physical measurements of the existing building, interior walls, windows, doors, including exterior elements such as any attached deck, storage building on the property, garage attached or detached and visibly looking in the attic and crawl space under the house. All this is to understand what is existing with a comparison of what will be changing.
Once the physical measurements have been sketched, the next step is to translate all that information using CAD to draw the plans needed for your project. Each project will be different, and will depend on whether you need city permits or just design layouts for project planning needs.
If you are working with an engineer or architect, any of their redlines or sketches will be added to any city permit drawings as needed and will have their official stamp signing off on the work.
